Mr.Giusiana has an impressive twenty one years of experience in corporate facility management, design build implementation and project management and engineering. To complement this experience, Joe possesses skills in site and building selection, construction and development financial analysis, as well as a close working relationship with utility providers, City, County and State agencies as it relates to commercial development and corporate relocations. As a Tyco International (Graphic Controls) corporate facility manager, Joe was responsible for the day-to-day management of a two shift 600,000 square foot headquarters operation involving a $4.5 million operating budget and $1.0 million in annual capital improvements. In addition, Mr. Giusiana provided consultation and direction to six domestic and international operations for relocations, facility management and capital improvements. In 1999 he was responsible and directed Tyco’s Buffalo office headquarters relocation and renovation for 102,000 square feet, and simultaneously, the separate design build and relocation of the manufacturing component for 260,000 square feet, a combined total value of $28,000,000. Mr. Giusiana’s background, coupled with his vast experience, provides a tremendous asset as a corporate representative broker. However, perhaps his greatest strength lies in his ability to clearly understand and anticipate corporate decision makers’ real estate needs and objectives as they relate to facility relocations, budgets, design builds or existing buildings, whether for office or industrial use. Mr. Giusiana holds a Bachelor of Science in Civil Engineering from Dayton University and a Micro-MBA Certification from the State University of New York at Buffalo. Joe has certifications in Facility Management Administration (FMA), Real Property Administration (RPA), in addition to completed professional development seminars in HVAC system design and control, electrical design and power distribution, indoor air quality research/development, and energy management and utility negotiation.
